Why this matters

Commercial isn't bigger domestic. It's a different game

Commercial electrical work has compliance and liability layers that domestic does not. Fire alarm sign-off has to align with your Fire Risk Assessment. Emergency lighting needs annual testing per BS 5266. EICRs are mandatory every 5 years and immediate on lease change. Health and Safety inspections expect to see all of it documented. Trying to use a domestic electrician for a commercial site usually means failed audits, blocked insurance claims and emergency call-outs that should never have been needed.

We do commercial electrical work properly. Risk assessments and method statements (RAMS) on every site visit. Out-of-hours work where required to avoid trading disruption. Tenant and landlord communication coordinated. Full compliance documentation issued for your facilities file and audit trail.

  • RAMS provided for every site visit, no surprises for facilities teams
  • Out-of-hours and weekend work to avoid trading disruption
  • Multi-zone fire alarm and emergency lighting systems certified to BS 5839 and BS 5266
  • Three-phase distribution boards designed against actual demand calculations
  • £5 million public liability insurance for site work

Frequently asked

Commercial electrical questions, answered fast

How often does a commercial premises need an EICR?
Most commercial premises require an EICR every 5 years. Higher-risk environments (educational premises, healthcare facilities, agricultural and horticultural premises, leisure centres and sites with public access) typically need testing every 3 years. Construction sites need 3-monthly testing. EICRs are also required immediately on a change of tenancy, ownership or after major electrical alterations.
Do you provide RAMS for site visits?
Yes as standard. Risk Assessment and Method Statement documents are provided before any site work begins. Site-specific where required (high-risk premises, construction sites, public access). RAMS cover hazards identified, control measures, PPE requirements and emergency procedures. Required by most facilities teams before work can be programmed.
Can you do out-of-hours and weekend work?
Yes. Evening, overnight and weekend work is programmed regularly for commercial clients to avoid trading disruption. Out-of-hours work for restaurants, retail and offices typically priced at standard rates if pre-booked. Emergency call-out rates apply for unplanned out-of-hours work. Coordinated with your facilities team or site manager.
Are you insured for commercial work?
Yes. We carry £5 million public liability insurance covering commercial premises and site work. Insurance certificate available on request, typically required as part of a contractor pre-qualification questionnaire (PQQ) for larger projects. We are also NAPIT registered which means our work is backed by the NAPIT competent person scheme insurance.
Do you handle fire alarm and emergency lighting?
Yes. We design, install, service and certify fire alarm systems to BS 5839-1 (commercial premises) and emergency lighting to BS 5266. Annual full-duration emergency lighting tests, six-monthly fire alarm services and annual fire alarm certification all available on rolling service contracts.
What is three-phase distribution and why does it matter?
Domestic premises use single-phase 230V supply. Larger commercial premises and any site with industrial machinery, large extraction, big chillers or fast EV chargers needs three-phase 400V supply. We design three-phase distribution boards based on actual demand calculations, balance loads across phases and coordinate with your DNO for any incoming supply upgrades.
Can you take on a multi-tenant building?
Yes. We work with managing agents, landlords and tenants in multi-tenant buildings. Common areas, riser cabling, sub-board upgrades and tenant fit-outs all coordinated. Separate billing per tenant where required, central facilities billing for landlord-side work. Tenancy changeover EICRs and condition reports also handled.
What documentation do you provide on completion?
Every commercial project ends with a documented compliance pack covering: BS 7671 EIC or MEIWC certificates, fire alarm test certificates, emergency lighting test certificates, photographs of installed work, RAMS used during the project, NAPIT competent person notification (where applicable) and warranty. Issued in PDF for the facilities file and audit trail.
