Typical 2026 cost to fully rewire a UK 3 bed house ranges from £3500 to £6000 depending on access, plaster work and whether the consumer unit is included.

Frequently asked

Common questions answered fast

Can I live in my house during a rewire?
For a full rewire, most homeowners find it more comfortable to move out for the duration of the work. The electricity will be off in different parts of the house at different times, walls will be chased and dust will be everywhere. For a partial rewire affecting only one or two rooms, staying is usually fine. We brief every customer on the daily plan before work starts.
Does a rewire include the consumer unit?
Most full rewire quotes include a new consumer unit because there is little point connecting new circuits to an old fuse board. Confirm this is included in any quote you receive. A new consumer unit costs £650 to £1100 depending on the spec (dual RCD, full RCBO or AFDD protected). If your existing board is recent and compliant, it can sometimes be retained.
Will I need to redecorate after a rewire?
Yes. A rewire involves chasing channels into plaster walls to run cables, lifting floorboards or carpet to run cables under floors and drilling through joists and ceilings. The electrician will make good with bonding and plaster but final skim, paint and floor reinstatement is usually the homeowner's responsibility. Budget separately for redecoration on top of the rewire cost.
Do I need planning permission for a rewire?
No. A rewire does not require planning permission as it is internal building work. However, all electrical rewiring is notifiable under Part P of the Building Regulations and must be carried out by a competent person registered with NAPIT, NICEIC or another approved scheme. The registered electrician will notify Building Control on your behalf and issue the compliance certificate.
What is the difference between a full and partial rewire?
A full rewire replaces every cable, socket, switch and the consumer unit throughout the entire property. A partial rewire replaces only specific circuits or rooms while leaving the rest as is. Partial rewires suit kitchen extensions, bathroom upgrades or single rooms with old wiring. Where multiple circuits or the whole house is suspect, a full rewire is usually more cost effective long term.
Can I get an EICR before deciding to rewire?
Yes and we strongly recommend it. An Electrical Installation Condition Report (EICR) is the most reliable way to confirm whether a rewire is genuinely needed or whether targeted remedial work could resolve the issues for less cost. The EICR fee (typically £150 to £300) is then often credited against the rewire cost if you go ahead with the work. Always get an EICR before committing to a full rewire.
