At a glance

We install recessed LED spotlights and downlights across homes and businesses. Fire-rated 30, 60 or 90 minute fittings for upper floors and ceiling cavities, IP65 rated fittings for kitchens and bathrooms, dimmable and smart-compatible options where wanted. Every install includes proper hole cutting, cable management above the ceiling, smoke alarm coordination and full BS 7671 certification. From a single replacement to a 30-spot open-plan lighting plan, all done with the right hardware for the right room.

Why this matters

Recessed lights done badly compromise the whole ceiling

Cutting holes through a ceiling sounds straightforward but it has implications most DIY installs miss. On any upper floor or any ceiling separating a habitable space from a loft, the ceiling is part of the property's fire compartmentation. Standard non-fire-rated downlights destroy that compartmentation. In a fire situation, flames pass through the ceiling void up to 30 minutes faster.

We use fire-rated fittings on every upper-floor install (30, 60 or 90 minute rated to match the ceiling spec) and IP65 in kitchens and bathrooms. We also handle proper cable management in the ceiling void, smoke alarm coordination so they are not in the spotlight cluster and full circuit testing.

  • Fire-rated fittings on every upper-floor and habitable-space ceiling
  • IP65 rated fittings in bathrooms, en-suites and over kitchen sinks
  • Dimmer compatibility verified before quote (TRIAC, leading or trailing edge)
  • Smoke alarm clearance maintained per Building Regs Part B
  • Full BS 7671 testing and certification on every install

Spotlight specs that matter

The numbers behind
spotlights done right

A few key specs decide whether your spotlight install meets regulations, looks good and lasts. We get all of these right by default.

30-60min

Fire Rating

Modern fire-rated downlights are tested to provide 30, 60 or 90 minutes of fire compartmentation matching standard ceiling specifications.

CRI 90+

Colour Rendering

High CRI LEDs (90+) render colours accurately. Skin tones look natural, food looks appetising. Cheap LEDs at CRI 70 wash everything out.

2700K+4000K

Common Colour Temps

2700K (warm white) for living rooms and bedrooms. 4000K (cool white) for kitchens, bathrooms and home offices. Tunable LEDs cover both.

25Khrs

Quality LED Lifespan

A quality fire-rated integrated LED downlight typically lasts 25,000 to 50,000 hours. Cheap fittings often fail within 5,000.

Frequently asked

Spotlight install questions, answered fast

How much do recessed spotlights cost to install?
Standard fire-rated LED downlights start from £65 per spot fully installed including the fitting itself, hole cutting, ceiling made good, cable run and certification. IP65 fittings (bathroom and kitchen) from £75 per spot. Smart and dimmable from £85. Most jobs priced as packages: 4 spots from £345, 8 spots from £645, 12+ spots from £945. Always quoted on the actual room and layout.
Do I need fire-rated downlights?
Yes on any upper-floor ceiling and any ceiling that separates a habitable space from a loft, attic or upper floor. Fire-rated fittings (typically 30, 60 or 90 minute) maintain the fire compartmentation that the original ceiling provides. Cheap non-fire-rated downlights destroy that protection. We use fire-rated as standard on every install where regulations require it.
How many spots do I need for my room?
Rough rule: 1 spot per square metre of floor area for general lighting. So a 4m x 5m living room needs around 20 spots if it's the only light source. 8 to 10 spots if used alongside lamps. Kitchens and home offices need brighter coverage so closer to 1.2 spots per square metre. We always calculate this on the actual room dimensions and ceiling height before quote.
What's the difference between GU10 and integrated LED downlights?
GU10 fittings take a replaceable bulb. The fitting can last decades but bulbs need swapping every few years. Integrated LED fittings have the LED built in and the whole fitting is replaced when it fails (typically 25,000 to 50,000 hours). Integrated LED gives a slimmer profile and better thermal management but you cannot swap the bulb. Both are valid choices.
Can recessed spotlights be dimmed?
Yes if you specify dimmable fittings and matching dimmer at quote stage. We use TRIAC dimmable LEDs with a compatible wall dimmer for traditional installs. For app and voice controlled dimming we use smart drivers (Hue, Lutron, Shelly). Mixing the wrong dimmer with the wrong driver causes flicker and short LED life so we always specify the matching pair.
Are LED downlights safe in an insulated loft?
Only if they are loft-cover compatible (LB rated) or fitted with a separate intumescent fire hood. Standard fire-rated downlights without LB rating cannot have insulation pulled over them as they will overheat. We always check loft insulation type and either specify LB rated fittings or fit fire hoods to keep insulation away from the fitting body.
Can you replace existing pendant lights with spots?
Yes. We commonly replace single pendant fittings with multiple recessed downlights. The existing pendant cable becomes the supply for the new lighting circuit, additional cable is run through the ceiling void to feed the new spot positions. Most pendant-to-spotlight conversions completed in a single day including ceiling making good.
Do you do commercial spotlight installs?
Yes. We work on commercial spotlight installs across Bedfordshire, Bucks and Northants for offices, retail units, restaurants, salons and showrooms. Architectural lighting design, accent lighting, track lighting and emergency lighting integration all available. Quoted on plans or after a survey.
