New Build
Electrical Services
Full first fix and second fix electrical work for new builds, self-builds, extensions and developer projects. Smart home wiring, Cat6 data networking, EV charger first fix and Solar PV ready cabling all built in. NAPIT registered with full Building Control sign-off included.
We handle complete electrical packages on new builds, self-builds and developer projects from initial cable design through to final building control sign-off. First fix runs done before plastering, second fix completed after decoration with full system commissioning. Every property comes with future-proofed infrastructure as standard: smart home compatible wiring, Cat6 data networking, EV charger first fix and Solar PV ready cabling. NAPIT registered for fast self-certified Part P sign-off, no waiting on building control inspections.
A new build is the only time the wiring is easy to get right
Once the plasterboard goes on, every cable run becomes a major job. Adding sockets, smart switches, cooker circuits or Cat6 data after a build is finished costs five times what it would have during first fix. Get the design right at the start and you have decades of pain-free upgrades ahead. Get it wrong and you spend the next 30 years working around it.
We design first fix wiring with future-proofing built in: spare conduits, EV ready cabling to the front of the property, Solar PV cable run to the loft, Cat6 data to every TV point and every desk and smart-switch compatible lighting throughout. The cost difference at first fix is minimal. The cost difference later is enormous.
- Future-proofed first fix as standard, not an upgrade option
- EV charger cable run from main board to outside wall
- Solar PV ready cable from the loft to consumer unit position
- Cat6 ethernet to every TV, desk and home office point
- NAPIT competent person sign-off, no waiting on building control
The cost difference is huge
once the walls are closed
Future-proofing during first fix costs pennies. Adding it after completion costs thousands. The smart move is to plan it in from day one.
Post-Build Retrofit
Adding wiring after the property is finished costs around five times the first fix price because of plaster damage, decoration, channel chasing and dust protection.
Standard EV Charger Load
A standard 7kW home EV charger needs a dedicated 32A circuit with its own RCD. We run the cable as part of first fix so the charger fits in 30 minutes later.
Future Network Standard
Cat6 cabling supports 10Gbps networking and easily handles 4K streaming at multiple TV points. Far better than relying on WiFi which struggles with thick walls.
NAPIT Sign-Off Window
NAPIT building control registration completed within 30 days of project completion. Compliance certificate issued for solicitor and warranty pack.
Every electrical scope
covered on the project
First Fix Wiring
All cables run before plastering: lighting circuits, ring mains, dedicated cooker and shower circuits, smoke alarm wiring and consumer unit feed. Sized for actual loads and future expansion.

Sockets, switches, light fittings, smoke alarms, consumer unit and shower units fitted after decoration. Full system test, EIC certificate and Part P notification through NAPIT.
Quoted on scheduleSmart Home Wiring
Smart-switch compatible cabling for Lutron, Shelly, Philips Hue and KNX systems. Dimming-ready, scene-ready and app-ready from day one even if smart switches added later.
Standard inclusionCat6 Data Networking
Cat6 ethernet to every TV point, home office, study and master bedroom. Patch panel in the cupboard or loft. Supports 10Gbps for current and future network needs.
From £65 per dropEV Charger First Fix
Dedicated 7kW or 22kW cable run from consumer unit to outside wall during first fix. Charger itself can be fitted same day or any time later in 30 minutes.
From £185 first fix onlySolar PV Ready Cabling
Cable run from loft to consumer unit position during first fix. Inverter location prepared. Adding solar panels later is then plug-and-play, no plasterboard ever cut.

in five clear stages
Design Stage
We review architect plans, mark up cable runs, agree socket and switch positions and confirm circuit design with you and the builder.
First Fix
All cables run, back boxes fitted, conduits installed for future-proofing. Done before plasterers arrive on site so nothing holds up the trade sequence.
Pre-Plaster Test
First fix tested for continuity, insulation resistance and physical positioning. Photos taken of every cable run for the project record before plasterers cover them.
Second Fix
After decoration: sockets, switches, light fittings, consumer unit, smoke alarms and any smart switch fitments. Coordinated with kitchen fitters and bathroom fitters.
Test & Certify
Full BS 7671 testing, EIC certificate issued, NAPIT building control sign-off within 30 days. Compliance pack handed to builder for solicitor and warranty file.

New build wiring mistakes
you only spot years later
Mistakes we see on new builds and self-builds. Some are bad enough to fail building control, most just make the property a pain to live in or upgrade later.
If your project is at design stage. We can stop these before they happen.

Works With Trades
We coordinate first fix and second fix around the build sequence. Plasterers, kitchen fitters, plumbers and bathroom fitters never wait on us.
Self-Certify Sign-Off
NAPIT competent person registration means we self-certify under Part P. Compliance pack ready in 30 days, no separate building control fee.
