Why this matters

A new build is the only time the wiring is easy to get right

Once the plasterboard goes on, every cable run becomes a major job. Adding sockets, smart switches, cooker circuits or Cat6 data after a build is finished costs five times what it would have during first fix. Get the design right at the start and you have decades of pain-free upgrades ahead. Get it wrong and you spend the next 30 years working around it.

We design first fix wiring with future-proofing built in: spare conduits, EV ready cabling to the front of the property, Solar PV cable run to the loft, Cat6 data to every TV point and every desk and smart-switch compatible lighting throughout. The cost difference at first fix is minimal. The cost difference later is enormous.

How it works

From plans to sign-off
in five clear stages

Design Stage

We review architect plans, mark up cable runs, agree socket and switch positions and confirm circuit design with you and the builder.

First Fix

All cables run, back boxes fitted, conduits installed for future-proofing. Done before plasterers arrive on site so nothing holds up the trade sequence.

Pre-Plaster Test

First fix tested for continuity, insulation resistance and physical positioning. Photos taken of every cable run for the project record before plasterers cover them.

Second Fix

After decoration: sockets, switches, light fittings, consumer unit, smoke alarms and any smart switch fitments. Coordinated with kitchen fitters and bathroom fitters.

Test & Certify

Full BS 7671 testing, EIC certificate issued, NAPIT building control sign-off within 30 days. Compliance pack handed to builder for solicitor and warranty file.

How much does a full new build electrical install cost?
A typical 3 bedroom new build first fix and second fix electrical package starts from around £6500 to £9500 depending on the layout, level of future-proofing included and whether smart switches, Cat6 networking and EV cable runs are part of the scope. Larger 4 and 5 bedroom builds generally £10,000 to £15,000. Always quoted on the actual architect drawings or a sketch layout.
Do I need building control sign-off?
Yes. Any new build electrical install is notifiable under Part P of the Building Regulations. We are NAPIT registered which means we self-certify under the competent person scheme. The notification is sent to your local council automatically within 30 days. The compliance certificate forms part of the property's warranty pack and is required by solicitors at sale.
What is first fix and second fix?
First fix is all the cabling, back boxes and conduits installed before the plasterers arrive. The wiring sits inside the wall ready for terminations later. Second fix is everything you can see: sockets, switches, light fittings, consumer unit, smoke alarms and shower units, all done after the decoration is finished.
Can you work to architect drawings?
Yes. Send us the floor plans (architect plans, builder sketches or even hand-drawn layouts) and we will mark up cable runs, agree socket and switch positions and quote against the plans. Most self-build clients also walk through the site once frames are up to confirm exact positions before first fix begins.
Should I include EV charger cable now or later?
Always now. Running the EV cable during first fix costs around £185. Doing it after the property is finished costs around £750 to £1200 because of channel chasing, plaster reinstatement and decoration. Even if you have no EV today, run the cable. The charger itself can be fitted in 30 minutes whenever you want.
Do you handle solar PV?
We don't fit the panels themselves but we run the cable from the future inverter location (typically loft or garage) to the consumer unit during first fix. This makes adding solar panels later a straightforward installation rather than a major retrofit. We work with several local solar installers we trust if you want a referral.
What about smart home wiring?
We wire smart-ready as standard which means a neutral at every switch position, sufficient cable depth in back boxes for smart switches and dimming-compatible lighting circuits. Whether you fit smart switches at second fix or upgrade in 5 years, the wiring supports it. Lutron RA3, Shelly, Philips Hue and KNX systems all compatible.
Do you work for developers as well as self-builders?
Yes. We work with self-builders, small developers and extensions and conversions across Bedfordshire, Bucks, Northants and Cambridgeshire. Pricing for developer schemes is per plot with consistent specifications across the development. Volume discounts on schemes of 4+ plots.
