An Electrical Installation Condition Report (EICR) is a formal inspection of all the fixed wiring in a property. We carry out EICRs for homeowners, landlords (every 5 years under MEES regulations), HMO licence applicants and commercial premises. Each circuit is tested for insulation resistance, earth fault loop impedance, RCD trip times and continuity. Defects coded C1 (immediate danger), C2 (potentially dangerous) or C3 (improvement recommended). Reports issued within 5 working days with photographic evidence and clear remedial quotes if needed. A bad EICR can cost landlords thousands in fines
Since 2020, the Electrical Safety Standards in the Private Rented Sector (England) Regulations require landlords to have an EICR every 5 years and on every change of tenancy. A C1 or C2 fail must be remedied within 28 days with written confirmation sent to the tenant. Failure to comply can mean fines up to £30,000 per breach. Landlord Cycle
Private rental properties require EICRs every 5 years and on every change of tenancy under MEES regulations. Up to £30,000 fine per breach.
Remedial Window
C1 and C2 codes must be rectified within 28 days. Written confirmation sent to tenant and held on file. Failure is a regulatory breach.
Owner-Occupier Cycle
Owner-occupied homes recommended every 10 years. More frequent for older properties or before a sale where the buyer's solicitor often requests one.
