An Electrical Installation Condition Report (EICR) is a formal inspection of all the fixed wiring in a property. We carry out EICRs for homeowners, landlords (every 5 years under MEES regulations), HMO licence applicants and commercial premises. A bad EICR can cost landlords thousands in fines

Since 2020, the Electrical Safety Standards in the Private Rented Sector (England) Regulations require landlords to have an EICR every 5 years and on every change of tenancy. How much does an EICR cost?
Domestic EICR pricing starts from £145 for a flat or 2-bed house. £195 for a typical 3-4 bed family home. £295 for larger properties (5+ bed) or HMO licence applications. Commercial EICRs from £245 for a small unit, quoted on actual scope for larger premises. All include the full BS 7671 inspection, all circuits tested, photographic evidence, PDF report within 5 working days and clear remedial pricing if any work is needed.
How often is an EICR needed?
Private rental properties every 5 years and on every change of tenancy under MEES regulations (since 2020, up to £30,000 fine per breach). Commercial premises every 5 years (3 years for higher-risk environments). Owner-occupied homes recommended every 10 years and before sale where the buyer's solicitor often requests one. HMOs typically every 5 years aligned with the licence renewal cycle.
What do C1, C2 and C3 codes mean?
C1 means immediate danger - the circuit must be isolated immediately. C2 means potentially dangerous - urgent rectification required. For landlords this means within 28 days under MEES regulations. C3 means improvement recommended but not mandatory, typically older installations that meet the standard at the time of installation but not current 18th Edition spec. Only C1 and C2 codes constitute a fail.
How long does an EICR take?
Typical 2-bed home takes 2 to 3 hours on site. 3-4 bed home takes 3 to 4 hours. Larger homes and HMOs typically half a day. Commercial premises depend on scale: small unit half a day, larger sites a full day or more. Power has to be off in stages by circuit during testing so most clients arrange to be out or work around the disruption.
What happens if my EICR fails?
If any C1 or C2 codes are issued, the EICR is classed as unsatisfactory. Landlords must rectify these within 28 days and provide written confirmation to the tenant. We quote the remedial work as part of the report. Once remedials are complete a re-test certificate is issued and the property is back in compliance. C3 codes alone do not require remediation but are documented for the next inspection cycle.
Can the same engineer do the EICR and the remedial?
Yes and we recommend it. Having the same engineer carry out the inspection and any remedial work keeps the certification chain clean and clear. We are NAPIT registered which means we self-certify any notifiable remedial work under Part P. Re-test certificate issued on completion of any work, formally closing out the C1 or C2 codes from the original report.
Do you provide reports for letting agents and councils?
Yes. EICR reports issued in PDF format suitable for letting agent records, council HMO licence applications and Home Office insurance audits. Full photographic evidence included. We also email the report directly to the letting agent or managing party where authorised.
