A partial rewire is a focused replacement of one circuit, one room or one section of the property instead of pulling the whole house apart. We see this most often when the kitchen or bathroom is being refurbed, when one upstairs ring main has issues that have shown up on an EICR or when a property is part-original wiring and part-modern (typical with extensions). We rewire only what needs replacing, tie it in correctly to the existing safe wiring and certify the work properly. NAPIT registered, Part P approved, full BS 7671 testing throughout.

A targeted partial rewire saves thousands vs a full rewire

A full house rewire is expensive, disruptive and often unnecessary. We see homes where one ring main is failing because of old VIR cable from the 1960s but the rest of the property has been rewired in the last 15 years. Replacing the whole property would be a £6000 job. Replacing just the failing circuits is a £900 job and gets you the same end result.

The trick is doing it properly. New cable has to tie in correctly to existing junctions. Earth bonding has to be verified across both old and new sections. Full testing has to be done on the entire affected circuit not just the new bit. We do all of that on every job and certify it through NAPIT.

Do I need a full rewire or just a partial?
Most properties only need a partial rewire. Common scenarios: one ring main has aged cable from before 1980, one floor was rewired in the past but the other was not, one circuit has failed an EICR. We carry out a survey, test the suspected circuits and tell you honestly what needs replacing. If a full rewire is the right call we say so. If a partial covers it for a fraction of the cost we will explain that too.
How much does a partial rewire cost?
A single room rewire typically starts from £495. A whole floor rewire (upstairs or downstairs) typically £1495 to £2495 depending on size and access. A pre-full rewire covering around 70 percent of the property typically £2995 to £4500. Always quoted on a fixed-price basis after a survey. Includes all materials, labour, testing and full certification.
Can I rewire just the kitchen?
Yes. Kitchen-only partial rewires are one of the most common jobs we do, usually triggered by a kitchen refurb. Typically includes new cooker circuit, new hob circuit, new ring main for kitchen sockets, new lighting circuit, isolators on every appliance and full testing. Usually completed in one to two days, certified and signed off through NAPIT.
Will a partial rewire pass an EICR?
Yes provided it is done correctly. The new section needs to meet current BS 7671 standards, the existing section needs to be tested at the same time and any defects on the existing wiring need to be resolved or noted. We always test the entire affected circuit end-to-end after the partial rewire so any leftover defects on the original section are caught and fixed before we issue the EIC.
Do you re-decorate after a partial rewire?
We don't decorate but we do limit damage as much as possible. Cable runs are routed through floor voids, lofts and behind skirting boards where feasible. Any chase work is filled with bonding plaster ready for skim or paint. Most partial rewires need only minor decoration touch-up, not full repainting of the affected rooms.
Is a partial rewire notifiable to building control?
Yes. Any new circuit added or any rewire in a special location (kitchen or bathroom) is notifiable under Part P of the Building Regulations. We are NAPIT registered which means we self-certify under the competent person scheme. The notification is sent to your local council automatically within 30 days. No separate building control fee or wait for inspection.
Can you upgrade my consumer unit at the same time?
Yes and we recommend it where the existing board is more than around 15 years old. Modern consumer units use RCBO protection per circuit which gives better fault isolation than the older RCD-shared boards. Pricing typically £495 to £795 for a domestic consumer unit upgrade fitted alongside a partial rewire. Fitted in a single day with the rest of the work.
Do you handle landlord and HMO partial rewires?
